Construction Science (CnS) is a consulting firm in Northern California dedicated to providing a wide variety of scheduling, change order and claims services to the construction industry. Our experience as construction consultants and expert witnesses includes many large, complex assignments but our fees are designed to be affordable to any project stakeholder. Simply put, Construction Science believe that anyone who has a problem on a construction project should have access to the same level of experience and expertise often relied upon by larger firms. In addition, our unique fee structure provides certainty in situations where uncertainty is often the norm.

Our goal is to assist clients in the delivery of construction projects on time and under budget. No project gets built exactly "as planned". Changes in scope will occur. Responses to submittals and requests for information sometimes take longer than expected. There will be design conflicts and other unexpected issues to contend with as well. Nevertheless, construction delays and cost overruns are not a foregone conclusion. The key is to address potential schedule impacts and construction claims in a timely manner. Eliyahu Goldratt's book, Critical Chain, describes an all-too common problem on construction projects. Schedule gains are rarely maintained but once the project end date begins to slip, it continues to slip more and more. The reasons for this can be rather complex, but it also calls attention to a stark fact. Project schedules consist of hundreds, or even thousands, of individual tasks. If these durations are based on historical averages then contractors have a 50-50 chance of completing tasks in less than the time allowed. Continual slippage in the project schedule is therefore a very serious problem.

Scheduling

Scheduling is obviously an important skill for contractors and owners representatives.

The challenge is how to ensure that good scheduling practices are being implemented across the entire organization. Very rarely does every office have the same capabilities or training.

Whether you need a baseline construction schedule built "from scratch" or assistance with getting your schedule finalized, Construction Science can help. We have built hundreds of schedules on a wide variety of projects.

Primavera Training

We have been using Primavera scheduling software since 1987. Unlike many software trainers, however, we are expert software trainers andpractitioners. We teach the proper means of using the software to create schedules that meet or exceed industry standards.

Our Primavera P6 Quick Start^TM online training program can get users started with the software in as little as 4 hours. We also offer one and two-day training sessions in-person - at your location or ours.

Change Orders

Changes in scope represent time and money. Most of the attention, however, is directed towards pricing of the direct costs. Small changes are often assumed to have no impact on project completion, whereas big changes are deemed too difficult to resolve until the work is completed. As a result, thereal end date of the project is unknown.

Our Change Order Management System is designed to quickly analyze the potential impact of change orders and other events to performance and project completion. Construction delays will never slip through the cracks under our watch.

Staff Assistance

Construction projects are difficult to keep fully staffed from inception to completion due to staff turnover and the varying demands during the project life cycle. Add to this the uncertainty of change order volume and the result is critical tasks not being completed in a timely manner.

Construction Science starts with the premise that most construction claims can be avoided, or at least mitigated.

We utilize change order requests as the first step towards resolving potential construction disputes before they escalate beyond the jobsite level.

Even so, not all construction claims can be avoided. Our expertise extends to all matters related to construction claims, from analysis of cost and schedule impacts to preparation of expert reports and exhibits.

Dispute Resolution

Filing a claim is only part of the process to recovering time and/or money. Meetings should be held among parties who are not as personally involved in the project to determine whether any common ground exists for a partial settlement of claims.
