Every construction project has three basic criteria: (1) time, (2) cost and (3) scope. Failure to achieve one of these goals negates the others. Defining the problem means understanding which of these criteria is at risk.
Changes to the project time, cost or scope must be quantified in order to solve problems. Time in particular tends to be ignored until the project is nearly complete because the contractor is more concerned with cost and scope. Yet liquidated damages associated with unexcused delays can easily cost the contractor tens of thousands of dollars.
Problems must be managed proactively. It is not enough to simply be aware of problems unless steps are taken to control the problems. Projects do not get back on track because of wishful thinking. No problem should be allowed to fester for more than 30 days without resolution.
Our goal is to assist clients in the delivery of construction projects on time and under budget. No project gets built exactly "as planned". Changes in scope will occur. Responses to submittals and requests for information sometimes take longer than expected. There will be design conflicts and other unexpected issues to contend with as well. Nevertheless, construction delays and cost overruns are not a foregone conclusion. The key is to address potential schedule impacts and construction claims in a timely manner.
